CURRENT MARKET CONDITIONS IN KNOXVILLE, TN

An analysis of FEBRUARY sales reveals a recovering market!

Laurel Grandle*TODAY (03/25/2012) there are 3186 single family homes for sale in Knox County; price ranges from a low of $13,000 to a high of $11,725,000. Average list price is $225,945.

In February, 2012, 273 single family homes CLOSED in Knox County; closed prices ranged from a low of $8500 to a high of $735,000. Average closed price was $179,003. (Average market day was 122 days.) We have approximately 12 month supply of homes on the market right now in Knox County.

CURRENT MARKET CONDITIONS IN THE FARRAGUT, TN AREA:

*Today (03/25/2012) there are 606 single family homes for sale in the Farragut area; price ranges from a low of $64,900 to a high of $2,690,000. Average list price is $429,890.

In February, 2012, 58 single family homes CLOSED in the Farragut area; closed prices ranged from a low of $112,000 to a high of $653,000. Average closed price was $292,023. (Average market time was 145 days.) We have approximately 10.5 month supply of homes on the market right now in the Farragut area.

Although the inventory is above our historic average, it’s down from earlier reports, some of which showed an 18 month+ supply of homes on the market.
