STATE OF MARYLAND REAL ESTATE AGENT LICENSE REQUIREMENTS

(a)   To qualify for a real estate salesperson license, an applicant shall be an individual

         who meets the requirements of this section.

(b)   An applicant shall be of good character and reputation.

(c)   An applicant shall be at least 18 years old.

(d)   An applicant shall have completed successfully:

(1)   a basic course in real estate approved by the Commission that:

(i)   does not require more than 60 clock hours of classroom instruction; and 

(ii)   includes a 3 clock hour course in real estate ethics approved by  the Commission; or

(2)  if approved by the Commission as an alternative, courses in real estate subjects

      in any college, including a 3 clock hour course in real estate ethics approved by

      the Commission.

(e)  An applicant shall pass an examination given by the Commission under § 17-306  

         of this subtitle.

(f)  An applicant shall obtain, from a licensed real estate broker, a commitment

      providing that the applicant shall become affiliated with the licensed real estate

      broker as a real estate salesperson on the granting of a real estate salesperson  

      license to the applicant.

(g)  An applicant shall meet any other requirement that the Commission establishes

      to ensure that only individuals who are professionally competent and of good

      character and reputation are licensed.

EXIT Gold Realty Office Happenings

It was a busy month for Debbie Houck and her agents at EXIT Gold Realty. We supported our local chapter of C.A.S.A. for children in the Foster Care system with a Community Event "Fit for a Cause" and raised over $1,400.-- with the help of the local businesses like Brickhouse Cardio Club, Tangles Salon & Spa, Its the Pits BBQ, Seafood & Catering, Kent Island Martial Arts, Synergy Martial Arts, Minuteman Press Kent Island, The Update, Monarch Mortgage and All American Awards and more. Thank you in the name of the children in Foster Care due to Abuse or Neglect. 

As the first office in the Mid Atlantic Region EXIT Gold Realty and Dormaim Green added "Buddy" to the EXIT family. Making big waves and sparking lots of interest, Buddy is the talk of the town. Who wouldn't like the cute, little Smarty? Think Smart, Think EXIT!

Then, we held a Home Buyer Seminar with educational information provided by Annie Mac Home Mortgage, Freestate Title Services Annapolis, JW McCartin Insurance.

April 5/6th we participated in the Talbot County Home, Garden & Craft Show, spreading the word about the outstanding Real Estate Listing Services and great Homes for Sale we have to offer! Again Annie Mac Mortgage was a big help.

In the meantime we relocated our Cambridge office to 108 Washington Street, Cambridge, MD 21613. A lot of prep work was necessary, but with the combined efforts of Chuck Grussing, Dormaim Green, Sherrice Rhodes and Kevin Hoffman we were able to make a swift transition and are open for business.

We celebrated our new office, with a surprise party in honor of Broker/Owner Debbie Houck. We served lite lunch by Capriotti's and the agents, and presented her with a certificate of Appreciation from all her "Chicklettes" and sent her to a much deserved 24-hour Spa and Gambling Get-Away at Dover Downs Hotel and Casino. Thank you Debbie for everything you do!

In the meantime our agents closed several transactions successfully and the spring market is in full Spring!

The Searcy Board of REALTORS® (SBOR) held a special meeting recently to honor their members receiving Awards for Excellence from the Arkansas REALTORS® Association (ARA) for their production in 2013. We at EXIT Realty Arkansas & Oklahoma are very pleased to announce that several of those award winners are owners, brokers and agents with EXIT Natural State Realty in Searcy. Furthermore, the President and Vice President of the SBOR for 2014 are David Lorton and Linda Castle, both Executive Brokers with EXIT Natural State Realty.

Individual award winners from EXIT were as follows: Diamond Level – Linda Castle; Platinum Level – Susan Neaville; and Gold Level – David Lorton and Owner, James Barnhart.

Local awards were given as well by the SBOR, including a Rookie of the Year award. President David Lorton was particularly pleased to be able to present that award to the newest agent in the EXIT Natural State office, Amanda Duncan, who missed getting a Bronze Level Award of Excellence by only one transaction side – with only nine months as a real estate agent in her first year.

Ms. Duncan first came to EXIT as a client, purchasing property with David Lorton as her buyer’s agent. After earning her real estate license early in 2013, she joined EXIT Natural State Realty in April of that year as a real estate agent. Her first sale? Lorton’s own house, for sale because he had just built a new one!

“Amanda’s a natural for the real estate business,” stated Lorton. “She loves the give and take of the bartering process in real estate and has proven herself in this past year as an agent who takes care of the details and works to please her clients.”

What You Should Know About Your Home and Your 2013 Taxes

 

It’s the last year for three sweet home tax benefits, but the first for a way simpler home office deduction. 

These days few things start a fight on Capitol Hill faster than taxes. Despite the fact that three important tax benefits used by millions of American homeowners are days from expiring, Congress is unlikely to do anything to re-up them any time soon.


So if you’re eligible, tax year 2013 is possibly the last time to claim the private mortgage insurance (PMI) deduction, the energy tax credit, and debt forgiveness benefit, all of which all expire on Dec. 31, 2013. 

At least there’s one piece of good news for homeowners: If you have a home office, there’s a new, simpler option for calculating the home office deduction for which you may qualify on your 2013 taxes.

Meanwhile, here’s what you need to know about those expiring benefits as you ready your taxes:

 



PMI Deduction

This tax rule lets you deduct the cost of private mortgage insurance, which is what you pay your lender each month if you put down less than 20% on a home. PMI protects the lender if you default on the home loan. Your deduction could amount to a couple hundred dollars depending on your tax bracket and other factors.

Energy-Efficiency Upgrades

This sweet little tax credit lets you offset what you owe the IRS dollar-for-dollar for up to 10% of the amount you spent on certain home energy-efficiency upgrades, from insulation to water heaters. On the downside, the credit is capped at $500 (less in some cases). But on the bright side, the right improvement could lower your utility bills indefinitely. 


Debt Forgiveness

When you go through a short sale, foreclosure, or deed-in-lieu, your lender typically lets you off the hook for some or all of what you owe on your mortgage. 

That forgiven mortgage debt is income, on which you’d typically have to pay income tax. 

Suppose you’re in financial distress and your lender agrees to let you short-sell your home, say for $50,000 less than you owe on the mortgage, and forgive you for the balance. Without the protection of the Mortgage Debt Forgiveness Act, you’ll owe income tax on that $50,000. 

It’s likely if you had the money to pay income tax on $50,000, you’d have used it to pay your mortgage in the first place. 

New Simplified Option for the Home Office Deduction

This may be the last year for the benefits above, but a new one kicks in for the 2013 tax year. If you work from home, you may qualify to use a new, simplified option for claiming the home office deduction when you file your 2013 taxes.

How much simpler is it? It lets you claim $5 per sq. ft. for up to 300 sq. ft. instead of having to compute the actual expenses of your home office using a 43-line form. To calculate the square footage of your office, just multiply the length of two walls. For example, an 8-by-10-foot room is 80 sq. ft. And at $5 per, that’s $400.

Although using the simplified option is obviously easier, the basic requirements for claiming the home office deduction haven’t changed. Your home office still must be used for business purposes:

  • Exclusively, and on a regular basis.



Why Might the Tax Benefits Not Be Renewed?

Although the expiring tax benefits were renewed retroactively in past years, that may not happen in 2014 because many in Congress would like to see comprehensive tax reform rather than scattershot renewals of individual provisions. This could delay a decision on the homeownership tax benefits until the big picture budget and tax issues are resolved.
