How to Pre-Screen a REALTOR to Sell Your...

If you have decided or are thinking about selling your home, then this video finds you at just the right time. You need help in discerning whom to contact and what to look for in a REALTOR to aggressively market your home for sale. In Middle TN for example there are approximately 7500 agents to choose from and you need to narrow that down quickly as you can't interview them all. So watch the video below as I describe a few brief ways to pre-screen an agent to sell your home whether it is in Franklin, Nashville, Tennessee or anywhere in the United States.
First you should look for REVIEWS of the agents you are considering. Online is the easiset place to gather and see reviews. Just as you would read reviews on Amazon.com about a product you were considering to buy or on Yelp about a restaurant you were planning to dine, you can read reviews on agents. Aggregate sites such as Zillow and Trulia and many more will have profile pages for involved agents and they will generate secure reviews directly from the client and many are securely verified to avoid tampering. Be suspicious if an agent has no reviews or even worse no profile on these platforms.
The second thing to consider is the EXPERIENCE that an agent has, especially with effectively marketing and selling homes in your area. If you look at the dates of the reviews do they go back in time for a year or so. Do they have video testimonials that are dated from YouTube from years past. Many sites will also display a number of past sales or sales in the last 12 months. You have to consider what type of agent you want when comparing these numbers. Some agents are market areas do not dictate really high volumes, and other agents may prefer a business model that is not high volume meaning that they prefer to have a high level of customer service and more personal interaction meaning that they cannot provide the super high-volumes. There needs to be a balance and there needs to be enough business in a 12 month period to show that they have experience and can deal with issues that will and do arise in the real estate transaction. The Grumbles team is not a ultra-high volume sales team, swe do focus on the systems to create a highly consistent quality of service. We have transacted on average 24 units per year for the past two years and are on target form that same result or better this year (2014).
Next is MARKETING, when you see their marketing does it look professional. consider the marketing that they do of themselves and for their sellers. If they cannot effectively and creatively market themselves then how will they do in marketing your home? Ways to investigate this is by going to their website. Does it send a message that the purpose of the site is to sell real estate and inform buyers and sellers or is it a site all about the agent? Is the agent actively involved in leveraging social media to build their business and they are using it to market properties and increase view rates on properties or provide education. These platforms can be the basic ones like Twitter and Facebook but also do they fully engage with Google+, Pinterest, Instagram and others. Reports from REALTOR.com state that homes that engage viewers with video have substantially higher view rates, so see if you can determine if the agent uses video in their marketing.
The last tip today is EDUCATION, see if there is any mention of the level of education that a person has achieved Not that this is the end all as there is such a thing as on the job training and education through life experiences, but you are placing your highest valued investment in their hands and having a college degree or higher education may be important to you. They need to be smart to navigate the intricacies of the real estate process. I have a Bachelors Degree in Mechanical Engineering from Clemson University and worked for 13 years as an Engineer for major corporations from Honda Research and Development to DANA corporation before turning my focus to real estate. I have been involved in real estate at all levels from sales agent, to franchise location owner to Regional Owner for a large international franchise and understand the business of the business as well as the business of the sales that comprise this business. So with that being said, what would you consider a minimum level of education and experience to turn over the marketing and sale of your home?

The feeling here in Las Vegas Nevada is that we have turned the corner and things are looking up! We still have some work to do to get to where we want to be and make no mistake Las Vegas will get there. Happy Holidays to all of you, This Is Shannon Brand down in beautiful and warm and sunny South Florida, and I am writing this at the Fort Lauderdale Beach. I can't believe its December already and the holidays are upon us.
